Is My Home Konadasapura RERA registered?

The master plan it publishes shows about seventeen cruciform tower footprints: a detached row of three at the western end and seven fenced clusters of two behind it. The arithmetic favours the drawing. More than 5,500 homes across eight towers of twenty-one levels would be about thirty-three flats per floor, which no cruciform plate delivers; across seventeen it is about fifteen, which is ordinary. Nothing settles it except the sanctioned plan, and there is no registration.

What is the price, and who set it?

The marketing material did, not the builder. It states in terms that its figures are “derived from corridor rates as of June 2026, not an official quote”, using roughly ₹10,000 to ₹10,500 per sq.ft for the Konadasapura and Budigere corridor. That produces about ₹60–79 lakh for a 1 BHK up to about ₹2.13–2.31 crore for a 4 BHK. Multiplying a neighbourhood average by a floor area is arithmetic about the area, not a price for this project. No cost sheet exists and none will until registration.

What is the carpet area?

None has been published, for any configuration. Every size quoted — 600–750, 1,100–1,260, 1,280–1,320, 1,500–1,650, 1,700–1,900 and 2,130–2,200 sq.ft — is a super built-up figure. Under the Act a home is sold on carpet area, which in this corridor would typically be somewhere around 60 to 70 per cent of super built-up, though nobody has published the actual number for this project. The four drawings published carry no dimensions at all.

How big is the site, and how many homes?

The marketing material says about 58 acres with roughly 70 per cent open space and more than 5,500 apartments. Independent reporting describes a 52-acre Bangalore Development Authority parcel acquired through an affiliate, and 5,735 homes. Six acres and a couple of hundred homes apart — close enough to be the same scheme, far enough apart to matter for density, and the open-space percentage is a share of whichever acreage is right. The RERA filing will state the registered extent.

Is this a residential township or a mixed-use development?

The marketing material describes it purely as a residential township and does not mention offices anywhere. Independent reporting describes a mixed-use scheme including about 5 million sq.ft of office space. For someone buying a home to live in, that is not a detail: it changes the traffic, the construction horizon and the character of the place. Ask directly, and ask to see what is on the sanctioned plan.

Who is the developer?

My Home Group — My Home Constructions Pvt. Ltd. — a Hyderabad developer with a four-decade record and more than 20 million sq.ft delivered across gated communities including My Home Bhooja, Avatar, Rainbow and Navadweepa. This is its first Bengaluru project. One caution: independent reporting names an affiliate, Sreni Nirman Private Limited, as the entity that acquired the land. A RERA registration is issued to a promoter entity and it is the promoter’s name that appears on the agreement you sign, so check which entity is on the filing when it appears.
